We are seeking a detail-oriented Operations Manager – Site Due Diligence to lead and manage comprehensive site assessments for our interior design and build projects across India. The ideal candidate will evaluate existing site conditions, infrastructure, and potential risks to ensure seamless project execution. This role requires collaborating with ID & MEP designers, preparing detailed reports, mitigating risks, and ensuring alignment with design plans and project budgets. The Operations Manager will also serve as the primary point of contact for all stakeholders during the site due diligence process..

Key Responsibilities:

1. Site Due Diligence & Inspections

• Conduct detailed on-site inspections to assess the condition, suitability, and potential risks of project sites.
• Evaluate existing infrastructure, utilities, and access points to ensure alignment with project requirements.
• Identify any limitations, constraints, or challenges that could impact construction or fit-out work.

2. Risk Assessment & Mitigation

• Identify potential risks related to site conditions, regulatory compliance, and project execution.
• Develop and implement risk mitigation strategies to address challenges that may impact project timelines, budgets, or quality.
• Ensure that any site-related constraints are addressed during the planning phase.

3. Documentation & Reporting

• Prepare detailed reports and documentation summarizing site findings, risks, and recommendations.
• Maintain an organized database of site assessments, ensuring all due diligence records are accessible.
• Communicate findings effectively to project teams and stakeholders.

4. Design & Technical Coordination

• Work closely with Interior Design (ID) & MEP (Mechanical, Electrical, Plumbing) teams to ensure site conditions match design intent and technical requirements.
• Provide input on budgeting and scheduling based on site findings, ensuring unforeseen issues are factored into planning.
• Review drawings and Bill of Quantities (BOQ) to ensure there are no discrepancies or variations related to site due diligence.

5. Stakeholder Management & Communication

• Act as the primary point of contact for all stakeholders, including:
• Internal teams (designers, project managers, procurement)
• Base builders (landlords, general contractors)
• Clients (ensuring their concerns and requirements are addressed)
• Facilitate regular site coordination meetings to align expectations and resolve site-related issues.

• Bachelor's/Master’s degree in Civil Engineering, Architecture, Project Management, or related field.
• 4+ years of experience in site due diligence, operations, construction (MEP) , or interior fit-out project management.
• Strong understanding of infrastructure evaluation, utilities assessment, and risk analysis.
• Proficiency in AutoCAD, MS Project, and excel
• Experience in reviewing BOQs, drawings, and technical specifications.
• Strong problem-solving and analytical skills with a keen eye for detail.
• Excellent stakeholder management and communication skills.
• Ability to work in a fast-paced, deadline-driven environment.
